KAIA Koh Phangan: Thailand's First Ultra-Luxury Eco Tented Resort Opens in 2026
A New Kind of Luxury on Koh Phangan
Koh Phangan has long been known for Full Moon Parties and backpacker hostels. That reputation is about to shift. KAIA Koh Phangan, an ultra-luxury beachfront tented resort, is set to open in early 2026, bringing a hospitality concept to the island that Thailand has not seen before. It is part of a wider Thailand hotel boom in 2026 that includes major openings across Bangkok, the islands and the north.
Developed by Cloud Collective in partnership with Bound and Beyond Public Company Limited, KAIA is the first property under a new resort brand focused entirely on eco-conscious outdoor luxury. For a broader look at comparable openings, see our roundup of new luxury resorts in Thailand 2026.
What to Expect
The resort will feature 31 private tented suites, each spanning 77 square metres. Every suite comes with ocean views over the Gulf of Thailand, a four-poster draped bed, outdoor decking with a bathtub, a teak-panelled shower and a private pantry stocked with resort-made snacks and locally sourced artisanal products.
For guests who want more space, four two-bedroom tented villas of 248 square metres each include their own private pool. If this style of immersive outdoor accommodation appeals to you, also look at the Visama Explorer eco glamping camp in Nan and the Khao Sok floating bungalows on Cheow Lan Lake for similar experiences in different regions.
Shared amenities include an outdoor infinity pool surrounded by jungle, a beach club and a wellness programme rooted in the island's natural setting. The yoga and wellness retreats on Koh Samui and Koh Phangan guide covers the broader wellness scene across both islands.
Sustainability Is Not Just Marketing
KAIA's eco credentials go beyond the usual hotel greenwashing. All floorboards are made from upcycled teak. Rugs throughout the property are woven from recycled plastics. The open-air tented design was specifically chosen to reduce the resort's environmental footprint while keeping guests connected to the surrounding protected national forest.
The resort sits within a verdant stretch of coastline that borders conservation land, which means the jungle backdrop is legally protected from future development. Thailand has been expanding its sustainability credentials more broadly: 41 destinations have received Thailand Good Travel certification and the TAGTHAi app now helps travelers make more responsible choices on the ground.
Community-Driven Experiences
Rather than importing international chefs and packaged excursions, KAIA leans into local collaboration. Planned experiences include forest foraging with Koh Phangan chefs, sunset drum circles and communal long-table dinners served on the sand.
This community-first approach aligns with the Tourism Authority of Thailand's broader 2026 strategy of promoting high-value, low-impact tourism โ what TAT calls value over volume. Guests interested in deeper nature engagement elsewhere on the island chain can explore Koh Tao's coral restoration diving programme or join wildlife conservation volunteering projects.
Who Should Pay Attention
KAIA Koh Phangan is aimed squarely at travellers who want seclusion, nature and design without giving up comfort. If you have been looking at Koh Phangan but found the accommodation options too basic, or if you are interested in Thailand's growing eco-luxury scene, this resort is worth watching. The nearby Cape Fahn Hotel on Koh Samui and the Outrigger Phi Phi Island Resort occupy a similar barefoot-luxury niche if you want to compare options across the Gulf and Andaman coasts.
Getting there is straightforward: Koh Samui's airport serves as the main regional hub, with ferries to Koh Phangan taking under an hour. Our Bangkok to Koh Samui guide covers all transport options, and the Thailand island hopping guide is useful if you plan to combine multiple Gulf islands in one trip.
Pricing has not been officially announced, but given the positioning โ 31 suites on a private beachfront โ expect rates firmly in the luxury category. For a full wellness-focused trip, pair KAIA with one of the best wellness retreats in Thailand for 2026 or the longevity and anti-aging retreats that are gaining traction across the country.
