Long-Term Residence Visa (LTR)
The Long-Term Residence (LTR) visa is a 10-year renewable visa introduced by the Thai government in September 2022 to attract high-potential individuals. It targets four categories: wealthy global citizens, wealthy pensioners, work-from-Thailand professionals, and highly skilled professionals. The LTR visa offers significant benefits including a reduced personal income tax rate of 17%, exemption from the 4:1 Thai-to-foreign worker ratio requirement, digital work permits, and fast-track airport services.

Valid passport
Must have at least 12 months validity remaining
Category-specific income requirement
Wealthy Global Citizens: $1M+ in assets with $80,000+ annual income. Wealthy Pensioners: $80,000+ annual pension income and $250,000+ in assets. Work-from-Thailand: $80,000+ annual income (or $40,000+ with master's degree/IP/Series A funding). Highly Skilled: $80,000+ annual income (or $40,000+ with master's degree/expertise in target industries).
Health insurance
Health insurance with coverage of at least $50,000 USD, or equivalent social security coverage from home country
Investment in Thailand (Wealthy Global Citizens)
Must invest at least $500,000 in Thai government bonds, foreign direct investment in Thailand, or Thai property
Clean criminal record
No criminal record from home country or Thailand
Application Process
Check Eligibility
Determine which of the four LTR categories you qualify for on the BOI (Board of Investment) website at ltr.boi.go.th. Use their online eligibility checker.
Apply Online
Submit your application through the BOI online portal at ltr.boi.go.th. Upload all required documents including income proof, asset statements, and insurance. Processing takes approximately 20 business days.
Receive Endorsement Letter
Once approved by BOI, you receive an endorsement letter. Take this to a Thai embassy abroad to obtain the LTR visa stamp, or apply at an immigration office if already in Thailand on another visa type.
Enter Thailand and Activate Benefits
Enter Thailand on your LTR visa. You can immediately apply for a digital work permit through the BOI if needed. Enjoy fast-track immigration at designated airports and the reduced 17% income tax rate.

Extension
The LTR visa grants a 10-year stay with no need for annual extensions. You only need to report your address every 90 days (or yearly under certain conditions). The visa can be renewed after 10 years if you still qualify. Each entry allows a stay of up to 1 year, but re-entry is simple and unlimited.
